General property information for Australian tax residents. IPM is a referrer/introducer and does not provide personal tax advice — please consult a registered tax agent or the ATO directly before making decisions.
Frequently asked
- Do I have to declare overseas rental income to the ATO?
- Yes. Australian tax residents are generally taxed on worldwide income, including foreign rental income, regardless of any tax paid overseas. A foreign income tax offset may be available for tax paid in the other country.
- What about capital gains on an overseas property?
- CGT rules apply to gains made on the disposal of foreign property by Australian tax residents. The 50% discount may apply for individuals holding the asset for more than 12 months — speak to a registered tax agent about your circumstances.
- Is there a tax treaty between Australia and the UAE?
- There is no comprehensive double tax agreement between Australia and the UAE. The UAE doesn't currently tax individuals on residential property income, but Australian rules still apply.
- Paying with cryptocurrency?
- Using cryptocurrency to buy property is generally treated as a disposal for Australian capital gains tax purposes, so a gain or loss may arise at the time of purchase. Speak to your tax adviser before paying this way.
