1.1 This website is operated by International Property Market Pty Ltd (ACN 699 322 711) of Parkdale, Melbourne, Victoria 3195, Australia.

1.2 IPM provides general information and introduces buyers to independent licensed agencies, currently Elite Property DXB in Dubai. IPM does not provide financial product advice or any personal recommendation.

1.3 IPM is not a licensed estate agent or agent's representative under the Estate Agents Act 1980 (Vic) or equivalent state/territory legislation. IPM does not list properties on its own behalf, negotiate terms of sale, lease or rental, hold deposits, trust funds or client monies, act on behalf of buyers, sellers, landlords or tenants, or provide property valuations or appraisals.

1.4 Property listings displayed on this website are sourced from overseas agents, developers, and third-party data providers. Listings are displayed for informational purposes only. Any transaction will be conducted directly between the user and the relevant overseas agent or developer, subject to the laws of the jurisdiction in which the property is located.

2.1 Nothing on this website constitutes personal financial advice, a personal recommendation, or an offer or solicitation to buy, sell or deal in any property or financial product.

2.2 Any information provided on this website — including property details, exchange-rate tools, area guides and calculators — is general information only and is for educational purposes. It has not been prepared with reference to your individual objectives, financial situation, or needs; may not be accurate, complete, or current; should not be relied upon as the sole basis for any investment, financial, tax or legal decision; and does not constitute a recommendation that any particular property or strategy is suitable for you.

2.3 Property values and exchange rates can fall as well as rise.

3.1 IPM provides the following through this website: displaying third-party property listings and project information; general market information, area guides, and educational content; currency-conversion tools using publicly-available rate data; facilitating introductions between investors and overseas developers, agents and service providers; and distributing developer brochures, floor plans and marketing materials.

3.2 Referral disclosure. IPM is paid a marketing fee by Elite Property DXB. IPM receives no payment from buyers or developers. Listings are shown from the agency feed and are not chosen according to the fee IPM receives. Details are published on our Commercial Relationships page.

3.3 Mandatory acknowledgement. By submitting an inquiry through this website, you acknowledge that IPM provides general information and referrals only. You confirm that you have not received personal financial advice from IPM and that you will seek independent tax, legal, and financial counsel before entering into any property transaction.

4.1 Property details, prices, availability, images, floor plans, and other listing data are provided by third parties. IPM does not independently verify this information and makes no representation or warranty as to its accuracy, completeness, or currency.

4.2 All prices displayed in Australian dollars (AUD) are converted from the property's native currency using exchange rates sourced from third-party providers. Exchange rates are indicative only, are refreshed periodically (the timestamp of the last refresh is displayed on each listing), and may not reflect the rate available to you at the time of any transaction. Currency movements can materially affect the cost of an overseas property purchase.

4.3 Property information is subject to change without notice. A listing on the website does not guarantee availability at the time of inquiry.

4.4 Digital assets. Bitcoin prices on this website are indicative only. IPM doesn't accept, hold or transfer digital assets.

5.1 Australian tax residents are legally required to declare all worldwide income — including foreign rental income and capital gains from overseas property — to the Australian Taxation Office (ATO), regardless of whether the country in which the property is located imposes its own income tax.

5.2 Nothing on this website should be interpreted as tax advice. Independent advice from a qualified Australian tax professional is required before any overseas property investment.

6.1 IPM is committed to compliance with the Privacy Act 1988 (Cth) and the Australian Privacy Principles (APPs). Our full Privacy Policy is available at our Privacy Policy page and forms part of these Terms.

6.2 Information collected. Name, email address, phone number, and country of residence; property preferences and budget; technical data such as IP address, browser, device, and browsing behaviour; and any other information you voluntarily provide.

6.3 Why we collect it. To respond to inquiries, make introductions to independent licensed agencies, improve the website experience, and communicate with you about properties and services.

6.4 Cross-border disclosure. Personal information you provide may be disclosed to recipients located outside Australia, including:

• Elite Property DXB — Dubai, UAE — an independent licensed agency and the recipient of enquiries. IPM's written data-processing agreement is with Elite Property DXB. Elite's customer management systems are operated by Elite outside Australia.
• Elite's licensed local agency partners, for enquiries about property outside Dubai, located in the country where the property is.

6.5 Under APP 8, before disclosing personal information overseas, IPM takes reasonable steps (including contractual data-processing agreements) to ensure that recipients handle that information consistently with the APPs. By using this website, you acknowledge this cross-border disclosure.

6.6 Your rights. Under the Privacy Act and the APPs you have the right to request access to the personal information we hold about you (APP 12), to request correction of information that is inaccurate, out of date, or misleading (APP 13), and to make a complaint about how we have handled your personal information.

6.7 To exercise any of these rights, please contact privacy@internationalpropertymarket.com.au. If you are unsatisfied with our response, you may refer your complaint to the Office of the Australian Information Commissioner (OAIC) at www.oaic.gov.au.

6.8 Cookies. A cookie consent banner is presented on first visit, with the option to accept or decline non-essential cookies. Preferences can be adjusted at any time via the settings link in the footer.

6.9 Cookie categories. We use three categories of cookies:

• Essential — session and currency cookies, which cannot be disabled.
• Analytics — only with your consent; opt-out available.
• Marketing — only with your consent; opt-out available.

6.10 Retention. We retain non-converting enquiry data for 24 months from last contact, then destroy or de-identify it. Where a transaction proceeds, we retain transaction and referral-acknowledgement records for 7 years. Newsletter data is kept while you are subscribed; on unsubscribe we keep only the minimal record needed to honour your opt-out. The 7-year window is consistent with the Corporations Act 7-year financial-records rule, the Victorian 6-year contract limitation, and the ATO's 5-year window.

6.11 Data breaches (Part IIIC). If we suspect a data breach we will assess it (taking all reasonable steps to do so within 30 days) and, if it is an eligible data breach likely to cause serious harm, notify the OAIC and affected individuals as soon as practicable, with the information required by the Notifiable Data Breaches scheme.

By using this website, you agree to:

• provide accurate and current information when submitting inquiries or forms;
• use the website lawfully and in accordance with these Terms;
• not attempt to gain unauthorised access to any part of the website or its data;
• not transmit malicious software, spam, or harmful code through the website or its forms;
• not scrape, copy, or systematically download content from the website without prior written permission from IPM.

8.1 All content on this website — including text, images, logos, listings, brochures, graphics and software — is the property of International Property Market Pty Ltd, the respective property developers, or their licensors.

8.2 Users may view and download content for personal, non-commercial use related to considering a property inquiry. Users may not copy, reproduce, modify, distribute, republish or commercially exploit any content without IPM's prior written permission.

9.1 To the maximum extent permitted by law, IPM disclaims all liability for any loss, damage, cost or expense arising from:

• use of, or reliance on, information published on this website;
• any property investment decision;
• any transaction with a third-party developer, agent or service provider introduced through the website;
• any inaccuracy, error or omission in listings, prices, exchange rates or other information;
• any failure, interruption or delay in the operation of the website; or
• any act or omission of a third-party developer, agent or overseas service provider.

9.2 Nothing in these Terms excludes, restricts or modifies any consumer guarantee, right or remedy conferred by the Australian Consumer Law (Schedule 2 of the Competition and Consumer Act 2010 (Cth)) or any other law that cannot be excluded by agreement.

9.3 Where liability for breach of a consumer guarantee cannot be excluded, our liability is limited (at IPM's option) to re-supplying the services or paying the cost of having them supplied again.

10.1 This website may contain links to third-party websites. These links are provided for convenience only.

10.2 IPM does not endorse, control, or take responsibility for the content, privacy practices, security, or availability of any third-party website.

11.1 IPM may update these Terms at any time. The effective date will be updated on each revision.

11.2 Material changes will be notified by notice on the website. Continued use of the website after notification constitutes acceptance of the updated Terms.

12.1 These Terms are governed by the laws of the State of Victoria, Australia.

12.2 The parties submit to the non-exclusive jurisdiction of the courts of Victoria and any competent appellate courts.

12.3 Nothing in these Terms excludes or limits the application of mandatory consumer-protection laws, including the Australian Consumer Law.

13.1 Complaints should be directed in the first instance to complaints@internationalpropertymarket.com.au. IPM will endeavour to respond within 30 days.

13.2 If a matter cannot be resolved directly, it may be referred to mediation administered by the Resolution Institute (or successor body) before any court proceedings are commenced.
