Privacy Policy

International Property Market Pty Ltd (ACN 699 322 711) (“IPM”, “we”, “us”). Last updated: 31 October 2026.

1. About this policy and who we are

IPM operates internationalpropertymarket.com.au as a provider of general property information and as a referrer/introducer. We handle personal information in accordance with the Privacy Act 1988 (Cth) and the Australian Privacy Principles (APPs), and we treat ourselves as an APP entity. Our registered office is Parkdale, Melbourne, Victoria 3195, Australia.

2. The personal information we collect

Contact details (name, email, phone, country of residence); enquiry context (property reference, budget, preferred community, intended use); marketing preferences; and technical data (IP address, device/browser, and cookies you have consented to). We do not currently collect sensitive information (as defined in the Privacy Act) or government identifiers such as tax file numbers. If this changes, we will update this policy and, where required, seek your express consent before collecting it.

3. How we collect it

Directly from you (enquiry forms, email, phone, newsletter signup); and indirectly through analytics and advertising platforms and website telemetry, to the extent you have consented via our cookie banner.

WhatsApp. If you contact us through WhatsApp, your messages and phone number are processed by WhatsApp (owned by Meta Platforms), whose servers are located outside Australia, including in the United States, under WhatsApp's own privacy policy. Messages are answered by IPM and by Elite Property DXB. We use WhatsApp only to respond to your enquiry. Please don't send identity documents or financial information by WhatsApp.

Our WhatsApp assistant, Olivia. When you message us on WhatsApp, you may first chat with Olivia, an automated assistant, not a person. Olivia is built on artificial intelligence from Anthropic, and your conversation is processed outside Australia. It follows a set script and asks only for the details you choose to share: your name, contact details, budget, nationality, the type and location of property you're interested in, and how you intend to pay. It passes your answers, with a summary of the conversation, to a licensed Elite Property DXB agent. Olivia doesn't give financial, tax, legal or visa advice, won't ask for identity documents or financial information, and the provider doesn't use your conversations to train its models. You can ask to speak to a person at any time. Conversations are kept in line with section 10.

4. Why we collect, use and disclose it (APP 6)

To respond to your enquiry; to introduce you to an independent licensed agency; to record your acknowledgement on the enquiry form; to send you marketing you have not opted out of; and to meet our legal record-keeping obligations. We use and disclose your information only for these purposes or a directly related purpose you would reasonably expect, unless an APP exception applies.

Automated decisions. We use automated tools to route enquiries based on the information you provide, such as whether you want to buy, sell or rent and the property you're interested in. Every enquiry is passed to a person; no automated tool decides not to follow it up.

5. If you don't provide it

You can browse this site without identifying yourself. But if you don't give us your contact details we can't action your enquiry or make an introduction.

6. Cross-border disclosure (APP 8)

To action your enquiry we disclose your personal information to Elite Property DXB (Dubai, UAE), an independent licensed agency, which manages the customer management system, agent network and enquiry routing. That system, Kendal.ai, is operated for Elite on servers outside Australia, in the United Arab Emirates and the United States, as Elite's sub-processor. Where your enquiry concerns a property outside Dubai, Elite passes your details to its licensed local agency partner in the country where the property is located, which may be in another emirate of the UAE or another country. Before disclosing, we take reasonable steps under APP 8 — including a written data-processing agreement with Elite Property DXB requiring APP-consistent handling, flow-down to its sub-processors, breach notification to us, and cooperation on access and correction — to ensure these recipients handle your information consistently with the APPs. We remain accountable for these disclosures under the Privacy Act. The executed agreement is held on file and available to regulators on request; a summary is published at Commercial Relationships.

7. Direct marketing (APP 7) and the Spam Act

With your consent we send IPM Insights and related property marketing. Every commercial message identifies us and carries a functional unsubscribe; we act on opt-outs promptly and you can opt out any time by using the unsubscribe link or emailing us. We don't sell your personal information.

8. Cookies and consent

Essential cookies (session, currency) cannot be disabled. Our other cookies remember your property preferences and are set by this website, not by third parties; we don't currently use third-party analytics or advertising cookies. Any analytics or marketing cookies would run only with your consent, captured via our cookie banner and adjustable any time from the footer. Your cookie choice is stored in a cookie on your device.

9. How we store and secure it (APP 11.1)

We take reasonable steps — including technical and organisational measures such as access controls, encryption in transit, restricted CRM access, and supplier contracts — to protect your information from misuse, interference, loss, and unauthorised access, modification or disclosure. Our website, and the enquiry records, emails and files it keeps, are hosted with Amazon Web Services in Sydney, Australia. No internet transmission is ever completely secure.

10. How long we keep it (APP 11.2)

We retain non-converting enquiry data for 24 months from last contact, then destroy or de-identify it. Where a transaction proceeds, we retain transaction and referral-acknowledgement records for 7 years. Newsletter data is kept while you are subscribed; on unsubscribe we keep only the minimal record needed to honour your opt-out.

11. Data breaches (Part IIIC)

If we suspect a data breach we will assess it (taking all reasonable steps to do so within 30 days) and, if it is an eligible data breach likely to cause serious harm, notify the OAIC and affected individuals as soon as practicable, with the information required by the Notifiable Data Breaches scheme.

12. Accessing and correcting your information (APP 12 & 13)

You may request access to, or correction of, the personal information we hold about you by emailing privacy@internationalpropertymarket.com.au. We'll verify your identity, respond within a reasonable period (usually 30 days), and won't charge a fee to make a request. If we refuse access or correction we'll tell you why and how to complain. (Australian law does not currently provide a general right to erasure or data portability.)

13. Complaints

Email complaints@internationalpropertymarket.com.au. We'll acknowledge promptly and aim to respond within 30 days. If you're unsatisfied, you can complain to the Office of the Australian Information Commissioner (OAIC) at www.oaic.gov.au or 1300 363 992.

14. Changes

We may update this policy; the “last updated” date will change and material changes will be notified on the site.
